The HOA Board of Directors is currently in discussions with County Officials regarding the actions that must be taken to make Smithview Place a one-way street. More information will be shared with the community as it is made available to us.
As of December 2022 - The Board has received a proposal, for review and approval, from TDL Consultants to conduct a transition study for our community. There are still several obligations that must be completed by DR Horton before they can get a bond release and turnover the streets to the HOA & the City of Glenarden. The necessary work to complete the obligations is in progress. More information will be provided to the community as it is made available.
The Covenants Committee, and Events and Facilities Committee are now active. Volunteers are still need for the Communications, and Community Awareness Committees. DR Horton has replaced the dead trees in our community, and added trees where previously missed. This action is one of several actions needed to be completed prior to the turnover of our streets to the city of Glenarden.
Please note, street trees typically die because homeowners do not make any effort to ensure they are watered after they take ownership of the house. Trees must be watered after they are installed.
The Board of Directors has approved a number of homeowner architectural applications, to include the addition of decks, patios, fences, and pools. The Board of Directors are approving homeowner applications as soon as possible upon receipt.
DR Horton has responded to our concerns regarding these tubes, and they have replied by saying that they are aware of the tubes, and will have someone to cut them to grade, cap with tape, and then put some dirt and seed down. This action is not yet scheduled.
The community website is up and running. It is currently maintained by the Board of Directors, but will be turned over to the Communications Committee upon formation.
The Board of Directors reopened the community pool for the 2022 pool season. The clubhouse also reopened and was painted before the reopening. Additionally, new tables and chairs were purchased. We currently have reservations on the books. Please visit the WTC Clubhouse page, if you would like more information on renting the clubhouse.
The HOA Board of Directors has established a community website, quarterly meetings, and an e-mail address in order to maintain an open line of communication with the community.
The maintenance of the curbside trees throughout the single family home section has been added to the landscaping contract. Maintenance includes tree trimming and mulching. Note: Any rocks, plants or other decorative items surrounding the trees must be removed, otherwise Artistic Landscaping has been authorized to remove and dispose of such items when maintaining the trees. Single family homeowners are responsible for maintaining the tree lawn areas between the sidewalk and the curb.
