We hope this message finds you well. As part of our ongoing commitment to keeping everyone informed and engaged, we wanted to provide you with the latest updates and developments within our community. Whether it's upcoming events, recent accomplishments, or important changes, this notice is designed to ensure you stay connected and involved in all that's happening around us.
BASKETBALL COURT RENOVATION PROJECT: While the expectation was that the basketball court renovation project would be completed by this time, we unfortunately faced a delay, due to a couple of weeks of unfavorable weather conditions, which made it impossible to proceed with the scheduled painting/re-striping of the basketball and tennis courts. The good news is that the painting/re-striping has been rescheduled, and weather permitting, the new estimated date of completion is October 25th. Additionally, the key fobs have been installed at the entrance gates, and the hoops will be reinstalled once the painting/re-striping (which includes pickleball lines on the tennis court) is completed. We appreciate your patience and understanding as we work to complete this project. More information will be shared upon completion of the project.
SURVEY RE AMENDMENT OF SECTION 7.15(A) OF OUR GOVERNING DOCUMENTS: In August 2024, we circulated a survey requesting your vote to amend Section 7.15(A) of our governing documents which would authorize the Board of Directors to implement stricter fines to homeowners who violate Section 7.7(F) of our CCR as it relates to Air BnBs and rental leases. According to the AR report at the time of the vote, 59 out of 479 owners were 90 days (or more) delinquent and ineligible to vote for the amendment. The HOA Act required 60% of the remaining 420 owners to vote affirmatively (or in favor of) the proposed amendment. Accordingly, 252 affirmative votes were required to adopt the amendment. The materials presented to our Legal Department indicated that only 202 affirmative votes were received, and therefore the vote DID NOT pass. More information and further clarification on this matter will be presented at our next quarterly meeting to help homeowners better understand the situation and ensure that everyone is informed and able to make a more informed decision when we recirculate the survey regarding this matter.
3RD QUARTERLY BOARD OF DIRECTORS MEETING will be held on Wednesday, October 30th at 7:00pm via Zoom. Meeting details have been emailed and mailed via postal service by SFMC. NEW MANAGEMENT COMPANY: Effective January 1, 2025, the Woodmore Towne Centre at Glenarden HOA and The Woodmore Towne Centre at Glenarden Condominium Association will be under new management. Both sets of Board of Directors agreed to move forward with the new management company, CVI Inc. This decision was made after careful consideration of our community's growing needs and our collective desire for a new direction in management. We believe CVI Inc. will provide the expertise and support necessary to ensure our community continues to thrive. Further details about the transition and what to expect moving forward will be shared in the coming weeks. We wish Alanna, Jamel and SFMC Inc. all the best and graciously thank them for approximately 10 years of service to the WTC Community!
Lastly, the 2024 Fall Festival presented by the Woodmoore Towne Centre Events Committee will take place on October 26th from 3pm-7pm in the clubhouse parking lot. Join us for an afternoon filled with fun activities, including: Trunk or Treat, Pumpkin Crafts, Games, Face Painting , and much more! Costumes are highly encouraged, so feel free to dress up and get into the festive spirit! Please refer to Woodmore Towne Centre HOA Pool Rules as a guide for appropriate conduct within the pool area. You can find a hard copy within your settlement package, or online on SFMC’s website (www.sfmcinc.com) under your account, under the documents tab or on WTC’s community website - https://wtc-hoa.org/.
While using the amenities, please remember to carry your amenities passes with you at all times. This helps onsite security officers properly identify homeowners and residents to ensure safety and exclusivity.
All household members should have a pass, including unsupervised children. All households, in good standing with the HOA, can bring guests to enjoy the amenities. Guests will be permitted per household, not per pass, and must be accompanied by a homeowner with a valid facility pass.
The number of permitted guests per household is as follows: 3 guests at the swimming pool, 2 guests at the basketball court or tennis court, and 1 guest at the gym. The amenities passes are free, however, there is a $5.00 replacement fee for lost passes.

The Woodmore Town Center Board of Directors is pleased to announce that we have selected SWS Off Duty Services (SWS) as our new Security service provider, effective May 1, 2023.
The on-duty shift officer will carry a cell phone at all times, which will be passed on from officer to officer and shift to shift. The cell phone number is (202) 923-8795. Homeowners should call the cell phone number to report any illegal issues or concerns to the on-duty officer. If there are any emergencies or life threatening situations, homeowners and residents should continue to call 911.
Based in Laurel, Maryland, SWS is a private security company dedicated to providing the highest level of safety and security for residential HOA communities. For our community, SWS will hire off-duty armed Maryland Certified Police Officers who will be dressed in their police issued uniform and driving their police issued vehicles.
SWS hired officers will be working on staggered overnight shifts starting no later than 7pm and ending no earlier than 6am. Hours will be adjusted once the swimming pool opens and as community needs change.
