    We have been receiving inquiries about the exterior paint colors used by the builder. Please refer to your closing documents for the details of your exterior paint colors. Your home purchasing documents contain all the selections you made when you purchased your home, including your exterior color package.

    As a reminder, each homeowner is responsible for keeping their lawn in good order and repair, and free of debris; including but not limited to, seeding, watering, mowing (including edging), and the pruning of trees, etc. This includes the tree lawn areas between the sidewalk and the curb, except for the trees in these areas, which will be

    As a reminder, each homeowner is responsible for keeping their lawn in good order and repair, and free of debris; including but not limited to, seeding, watering, mowing (including edging), and the pruning of trees, etc. This includes the tree lawn areas between the sidewalk and the curb, except for the trees in these areas, which will be maintained by the HOA.  Any rocks, plants or other decorative items surrounding these trees must be removed, otherwise, Artistic Landscaping will be authorized to remove them.


    Warnings and citations will be issued to homeowners in violation of any Community Covenants. Visit the Covenant Violations page for more information.

     The swimming pool will not open for the 2025 season.


    Hours of Operation are 11am - 8pm. 


     As you should be aware, you no longer have to wait to apply for your amenities passes and can now apply for them year-round using this Live Website/Application:

     Should you apply for your pool passes and receive an error message and be redirected to the management company, or have any difficulties, please contact our accounting department (Jodi Summers – jsummers@sfmcinc.com) to make sure that your account is current or either to bring your account current for eligibility.  


    Please refer to Woodmore Towne Centre HOA Pool Rules as a guide for appropriate conduct within the pool area. You can find a hard copy within your settlement package, or online on SFMC’s website (www.sfmcinc.com) under your account, under the documents tab or on WTC’s community website - https://wtc-hoa.org/.  


    While using the amenities, please remember to carry your amenities passes with you at all times. This helps onsite security officers properly identify homeowners and residents to ensure safety and exclusivity.


    All household members should have a pass, including unsupervised children. All households, in good standing with the HOA, can bring guests to enjoy the amenities.  Guests will be permitted per household, not per pass, and must be accompanied by a homeowner with a valid facility pass.


    The number of permitted guests per household is as follows: 3 guests at the swimming pool, 2 guests at the basketball court or tennis court, and 1 guest at the gym. The amenities passes are free, however, there is a $5.00 replacement fee for lost passes.

    The dumpster at the clubhouse is not inteneded for general use, and should only be used for trash resulting from a clubhouse rental.


    Please note, the HOA pays a fee whenever service is requested for this dumpster.

    Per county regulations, streets and sidewalks must be cleaned within 48 hours after the snowfall has ended. 


    Ice/snow pre and post-treatments are costly and can very quickly wipe out an HOA's snow budget.  For this reaon, the HOA Board
